Fees, rent records & PropertyPath billing
Does PropertyPath collect rent?
For our own co-living buildings: yes — guest payments for stays go directly to us through Pesapal. For third-party landlords using our software: no. PropertyPath is not a bank, wallet, or escrow provider for landlord or tenant rent. Rent management records due, received, arrears, payment date, method, and the landlord’s payment instructions. Actual rental funds stay with the landlord.
What does PropertyPath charge for?
PropertyPath bills only its own revenue: co-living bookings (nightly, weekly, monthly and semester stays), SaaS subscriptions (Starter, Professional, Business), featured listings, advertising, and AI / software add-ons. Prices are set per market and currency — not converted from a live exchange rate.
What if I only want to list?
Listing is free within plan limits. Optional featured listings and ads are add-ons priced for your market.
Do land and house sales use sale escrow?
No. PropertyPath is property-management software. It does not run sale escrow for land, houses, or marketplace goods. Optional featured listings and ads are add-ons billed as PropertyPath’s own products.
Lead unlock
How is the lead fee calculated?
Path AI estimates a fair fee from list price or monthly rent (for example a small percentage of value), with a floor for tiny listings and a hard cap of UGX 120,000. You always see the amount before paying.
Does lead unlock apply to co-living?
No. Co-living uses its own placement fee (UGX 30,000 base + 8% of first-month rent share, capped at UGX 120,000). That schedule is fixed and is not replaced by lead unlock.
Agents
Can agents list properties for free?
Yes. Agents can list free of charge within plan limits. Optional featured listings and ads are paid add-ons.
Co-living
How do I book a bed?
Go to /book: choose your stay type (nightly, weekly, monthly, semester) and dates, verify your email with a one-time code, then pay securely by card or mobile money through Pesapal. You'll get a booking reference and QR code for check-in.
Can I pay in instalments?
Yes, where an instalment plan is available: you pay a deposit or first instalment at checkout and the rest on a schedule. Your confirmation always shows what you've paid and what remains. See the Refund Policy for cancellation terms.
How does roommate matching work?
You answer lifestyle questions (sleep, cleanliness, guests, pets, bathroom sharing, quiet hours, cultural preferences, and more). Compatibility scores show a simple “why we matched you” breakdown. Matching answers are covered by our Privacy Policy.
Payments
How do I pay for my booking or subscription?
Co-living bookings are paid through Pesapal (cards and mobile money) at checkout. Software subscriptions are billed per your market's enabled rails. Gateway network fees may apply separately from platform fees.
Is PropertyPath a bank or tax agent?
No. We are a technology intermediary. Landlords remain responsible for URA rental income tax. See the Landlord Tax Notice.
Trust, safety & verification
What do verification badges mean?
Badges (identity, employment/student, host, background checks) mean the user completed the checks we describe in How we verify. They do not guarantee perfect outcomes; always use good judgement.
How do I report a safety issue?
Use the incident form on Safety & support, email operations@property-path.com, or emergency services (999 / 112) for immediate danger.
