Fees, rent escrow & collection

How does rent escrow work for landlords?

When a landlord collects rent online, the tenant pays full rent into escrow. PropertyPath holds the funds. An admin must approve release within 72 hours. The platform keeps 10%; the landlord receives 90% in their wallet. If rejected, the tenant gets a full refund.

How does rent escrow work for agents?

When an agent lists and collects rent online, the same hold and 72-hour admin release apply, but the company holding fee is 3% of the principal rent. The agent receives 97% in their wallet after approval.

What if I only want to list, not collect rent on PropertyPath?

Listing is free for landlords and agents. You do not pay the rent escrow percentage unless rent is collected on the platform. When a buyer or tenant wants contact details, Path AI prices a lead unlock fee based on property value (never above UGX 120,000). You are notified of the amount, then pay from your wallet to see their contact.

Do land and house sales use sale escrow?

No. Land and houses use the lead model: AI detects buyer intent and prices access to the lead (cap UGX 120,000). Sale escrow applies to marketplace products only (goods and services), not land or houses.

Lead unlock

How is the lead fee calculated?

Path AI estimates a fair fee from list price or monthly rent (for example a small percentage of value), with a floor for tiny listings and a hard cap of UGX 120,000. You always see the amount before paying.

Does lead unlock apply to co-living?

No. Co-living uses its own placement fee (UGX 30,000 base + 8% of first-month rent share, capped at UGX 120,000). That schedule is fixed and is not replaced by lead unlock.

Agents

Can agents list properties for free?

Yes. Agents can list free of charge. They pay for leads when someone enquires, or the 3% rent escrow fee when they collect rent through PropertyPath.

Who counts as an agent for the 3% fee?

Users with agent or brokerage roles, and listings where the beneficiary of rent collection is the agent. Owner-landlords who collect rent themselves use the 10% landlord rate.

Co-living

What does the placement fee include?

The placement fee is charged when a tenant is successfully placed. Formula: base UGX 30,000 + 8% of first-month rent share, capped at UGX 120,000. Deposits, utilities splits, and house rules should be disclosed on the listing and lease. See Co-living fees and Refund Policy.

How does roommate matching work?

You answer lifestyle questions (sleep, cleanliness, guests, pets, bathroom sharing, quiet hours, cultural preferences, and more). Compatibility scores show a simple “why we matched you” breakdown. Matching answers are covered by our Privacy Policy.

Wallet & payments

How do I top up or withdraw?

Use MTN MoMo, Airtel Money, bank, or Pesapal (cards) from your role dashboard. Gateway network fees may apply separately from platform fees.

Is PropertyPath a bank or tax agent?

No. We are a technology intermediary. Landlords remain responsible for URA rental income tax. See the Landlord Tax Notice.

What do verification badges mean?

Badges (identity, employment/student, host, background checks) mean the user completed the checks we describe in How we verify. They do not guarantee perfect outcomes; always use good judgement.

How do I report a safety issue?

Use the incident form on Safety & support, email operations@property-path.com, or emergency services (999 / 112) for immediate danger.
